- Overview: HLC's relationship to CIBC means HLC Mortgage Consultants (MC's) have the unique ability to sell CIBC branded mortgages (CIBC, PCF) as well as mortgages from other select industry lending partners. HLC MC's also receive support through strong referral programs, such as HLC's 'Partner Referral Program' and 'In-House' programs designed to help support you with building and retaining your referral networks. HLC works with real estate professionals, financial planners and other key partners for referral business. HLC is also the primary alternative channel for all CIBC mortgage decline business.
- Job Overview: . The Mortgage Consultant, HLC Home Loans Canada reports to the Regional Sales Director in the region in which they operate and has regulatory accountability to the Director, Broker Supervision in applicable regulated provinces.

. The Mortgage Consultant's primary objective is to grow and cultivate a referral network that will generate a minimum of $10 million in mortgage originations or 55 deals in mortgage production annually.
. Achieve sales targets across all parameters of the MC's business plan.
. Meet or exceed minimum mortgage sales targets of $10 million or 55 deals in mortgage production annually.
. Be available to meet clients at times that are convenient for them
. Interview customers and prepare applications for mortgages, obtain all pertinent personal and credit information, confirm employment, salary and source of down payment and submit application with recommendation for approval.
. Establish reciprocal business relationships with real estate firms and other reputable business sources for the purpose of identifying suitable customer prospects for residential mortgage financing.
. Ensure service excellence to distinguish HLC Home Loans Canada from the competition.
. Develop and execute a business plan with the support of the Regional Sales Director.

Compliance Requirements/Responsibilities: As a licensed/registered mortgage consultant under the applicable provincial mortgage brokerage legislation, the incumbent must comply with the policies and procedures established to meet the requirements for mortgage broker activities in the province. As an employee of the CIBC Group of companies the incumbent must comply with all applicable CIBC and HLC Home Loans Canada policies, guidelines and controls. The incumbent will be personally responsible for compliance with all CIBC and HLC regulatory training and governance programs as well as maintain their licensing with local regulatory bodies.
Requirements: . Mortgage Sales Experience - minimum 2 years
. Where applicable - Must be fully licensed or able to be licensed by the respective local Regulator upon commencement of duties with HLC Home Loans Canada
. Computer Skills - MS Office, Outlook, Work, Excel Knowledge & Skills:
. Strong prospecting ability. Must be able to develop your own sources of mortgage referrals from a variety of sources (i.e. Realtors, Builders, Financial Services Companies, etc
. Demonstrated time management and planning skills with an ability to organize the day with activities that contribute to the overall goal - Mortgage Production
. Proven track record of Mortgage Sales and other credit products with a sound understanding of the local market, highly desirable.
. In-depth experience in real estate lending and knowledge of underwriting guidelines, highly desirable.
. Proven verbal and written communication skills.
. Must be extremely flexible and adaptable and love working in a fast-paced business environment with changing priorities.
. Must have previously worked in mortgage sales dealing with complex home financing.
. Must be self motivated and be able to work independently.
. For provinces with mortgage broker licensing/registration requirements, it is a requirement of this position that the candidate be licensed/registered to broker in mortgages under the applicable provincial mortgage broker legislation as follows: o BC - HLC Home Loans Canada employees who deal or trade in mortgages on HLC Home Loans Canada's behalf in the province of British Columbia are required to register with FICOM under the Mortgage Broker Act as a Submortgage Broker. o Alberta - HLC Home Loans Canada employees who deal or trade in mortgages on HLC Home Loans Canada's behalf in the province of Alberta are required to be licensed with RECA under the Real Estate Act as a Mortgage Associate. o Ontario - HLC Home Loans Canada employees who deal or trade in mortgages on HLC Home Loans Canada's behalf in the province of Ontario are required to be licensed as a Mortgage Agent or Mortgage Broker with FSCO (Financial Services Commission of Ontario If the candidate is licensed as a Mortgage Broker, the business title of the position will be "Mortgage Broker".
